I have lived in my house exactly 21 yrs. this month! I think I am finally getting a new kitchen! Believe me, VERY LITTLE has been done to this kitchen since the house was built. I am watching "Buying & Selling: 20 Best Kept Secrets" and am learning some surprising things. According to one of the experts, the most you can hope to recoup from remodeling a kitchen before selling is 85% of what you put out. So it is always a net loss when selling your home. And yet they recommended doing it, which is puzzling.
