Hello there. Long story, but in brief:- I have aquired some land through the adverse posession procedure with land registry. Completely open so nothing dodgy. Every trace to find owners failed and land is landlocked. I have now obtained planning permission to build new property on this land though I need to cross a "ransom strip" The ower of the ransom strip is likely to ...

I just wondered whether PII is something that many freelancers/studios have or feel that they need? I hadn't even considered it to be honest as I wouldn't have expected to be held responsible for anything that I have produced but a recent contract has asked for it so I'm now wondering whether I should have it? The way I've seen it (perhaps wrongly) is that I'm just producing what I'm told. ...

Hi All Can anyone advise if this sounds correct.... I have just bought a house, and the owners could not provide a FENSA certificate for a PVC french door they installed. Instead they provided Indemnity Insurance. When I moved in, I noticed the carpet near the door was soaking, and traced it to the bottom of the patio door. I also noticed cracked brickwork above the ...

We are half way through buying a house, and a boundary dispute has turned up with the current next door neighbour. We are trying to get more details of this and how it was settled, but it would appear that no formal settlement was ever made - i.e. they just agreed to disagree and nothing was ever set down in writing as to the outcome. This was back in 2000, but the extension that caused the ...

I'm in the throes of trying to buy a ruined farmhouse in Italy from a US owner. It seems there is a small risk with the purchase because of a previous donation and the nature of Italian inheritance law. The risk seems very small, but not zero, and the problem would possibly only arise if 1 of 2 siblings fell out with the parents between now and the rather aged parents dying and the ...

Hi, Currently I have Public Liability insurance through an Irish broker. The premiums are going through the roof and people have suggested going through a UK broker. The UK premiums are about 50% of what I am paying now. Are there any downsides to taking out insurance with a UK broker?

Hi, Does anyone know anything about contingent building indemnity insurance policies? Any info would be gladly appreciated. My conveyancer tells me I need one because despite being share of freehold owners, my seller and the flat owner below individually insure their flats rather than share a joint policy. If the lower flat was destroyed and the owner's building insurance proved invalid, ...
