I have a tenant, she's renting one of the room in my house, she just move in and she doesn't have contract with me. I have a hard time dealing with her. I am giving her 2 months to look for a new place. Do I have the right to kick her out since she doesn't have a contract with me.

Only if you are very careful with which tenant. Do background check, stand your ground with lease, and make sure they pay 2 rents worth of security deposit. I'm thinking about doing that right now, but not sure.... Either bigger house or new toys.

I wouldn't worry to much about taking on a leasehold property. I'm pretty sure that if the lease is drawn up under the 'landlord and tenant act 1954' then you have the legal right to renew the lease. Maybe someone in the know could add to this post.

As a former apartment manager I can say that there is alot of paper work involved with evicting a renting tenant. Some may pull a bunch of nonsense but the same rules apply until your served by the law.
