My Father in law has been threatened with being beaten up and the shop smashed by a new tenant who has only paid one weeks rent out of the first nine. I would suggest appointing a reputable bailiff firm. The size of the guys they use mean that they are not very easily intimidated. Make sure that the firm you use has been recommended to you - there are some cowboys out there.

You as the landlord have to go to court to get the tenant out. Non payment of rent is a start. All the other things must be kept on record to use in your case. First you must contact a good property lawyer to serve notice to quit and go through the procedures, if you try and short cut you will end up with a major problem.
