Hi, I have a tenant in an apartment building in the Lower Mainland that hasn't payed the rent for November. He has a dog and works in a nearby clothing store. I haven't been able to get ahold of him for the past week and a half and neither has his work. His work has now fired him for not showing up to shift. I have slid a notice under his door saying that I have tried to contact him, he owes me ...

I figured that was the way it worked. It definitely wouldn't be fair if I rented out the apartment for the next six months and he still had to pay. I just thought I'd ask in case this wasn't the case. Thanks for clarifying though.

Did you perform a credit check and get a social insurance number from your tenant? If so you would be able to file against his credit rating to help collect your losses.

If your tenant is gone, but all his stuff is there - you may have a bit of a problem. You may still have to evict them. If you have evicted them and you still have the stuff, you will have to hold onto the tenants stuff a certain amount of time. Contact the RTO about it and what you legally have to do . How did you get 1 month's security deposit when the maximum allowable by law is 1/2 a month? Was the other 1/2 month for the pet?

I'm not quite sure if you can touch their stuff, let alone enter the premise aside from the inspection excuse. Visit the RTO and be prepared for a long lineup just to ask a question. You can also call them, but not sure if you can ever get through. You may have to hire bailiffs to remove the items. Having them put the items in storage if you don't have space for it, posting an ad in the newspaper...

Why don't you do it the easy way and read all the rules online, rather than going in and waiting in line??? http://www.rto.gov.bc.ca/ You can also file all claims online as well, so no need to ever enter the RTO office. So I had the locksmith pick the lock and the place was empty. The keys were on the counter and there was a cheque for $375 along with it. It was a "BC Employment and Assistance" cheque. For next time I'm giong to copy the drivers license, get a full credit check, and get the letter from the employer like curious says. reference checks are pretty much useless, how can you verify who you are talking to, short of meeting the people at there place of work and speaking directly with the boss, which considering you are going to a jobsite, may or may not be useful, even to meet the boss f2f. If you are a debt absconder and can't even get your act together enough to pay your credit cards, you would not be a tenant that is of any interest to me... Credits checks are important - they weed out the ne'er-do-wells
