I figured that was the way it worked. It definitely wouldn't be fair if I rented out the apartment for the next six months and he still had to pay. I just thought I'd ask in case this wasn't the case. Thanks for clarifying though.

Did you perform a credit check and get a social insurance number from your tenant? If so you would be able to file against his credit rating to help collect your losses.
If your tenant is gone, but all his stuff is there - you may have a bit of a problem. You may still have to evict them. If you have evicted them and you still have the stuff, you will have to hold onto the tenants stuff a certain amount of time. Contact the RTO about it and what you legally have to do . I'm not quite sure if you can touch their stuff, let alone enter the premise aside from the inspection excuse. Visit the RTO and be prepared for a long lineup just to ask a question. You can also call them, but not sure if you can ever get through. You may have to hire bailiffs to remove the items.
