It's the kind of place that you buy outright and spend a decade refurbishing.(and about 100-200K in repairs by the looks of it!). Major, no TOTAL fixer project. The yard and boilers are certainly a major minus and in need of work. Replacing those with new equipment could run half of that $100-200K alone.

Also, if it's been sitting for several years abandoned(not even rented out), the owner is in a situation where nobody BUT you is even interested in it. Again, I'd only buy it. The problem with renting it and fixing it up is that when the time comes, the owner will take your hard work and use that to inflate his selling price. If you can rent it for cheap and use it as a rental for yourself, that's fine. But you're always going to be upside-down on renting it.
It is a lovely idea. But I can't currently afford the startup. Son in college and all. Not alone. Plus, a good thing to remember is that this is in the backside of beyond. Starving students are out of luck unless they can drive.
The big one on the list is a simple equation: Rent currently paid - house loan payment = Amount you are in the hole every month. If this is less than $500 difference, buy the house. Always. Because extra space and a project to work on is a huge improvement to your life and motivation. The bigger and better place you have(within reason) the more you will find ways to make extra money to cover it - as long as it's a reasonably small amount...

Well, Id say its a good idea and looking at the price, it seems to be a steal. However, always run a thorough check to make sure before considering buying. And like everyone says, fixing it up will take time but has anyone taken into consideration that, you actually need the skills required to do the fixing? Electrical wiring, and what other stuff that needs to be done. All and all the risk is worth it if you can afford the time to renovate....
