Thread: I am wondering why my townhouse at 414 brutus ct. in walnut creek, ca. 94598 is valued less than

others on the same court with the same square footage. It is even valued less than smaller models on the same court. My townhouse has been improved much more than the others whose value you place higher. What criteria do you use?

By value are you talking about the Zillow value? For the most part unless you live in a neighborhood of all similar tract homes then Zillow can be off by tens of thousands of dollars for no reason - and I know since I'm a certified residential appraiser. Although its a good source for broad market trends Zillow does a fairly inaccurate job of valuating property so if you really wanted to know ...

Hello, I have found these programs to be less than accurate when valuing a home. You need to remember that it is a software algorithm that comes up with these zestimates and not someone who is familiar with your area. The best thing to do is to either pay an appraiser to appraise your home or ask a realtor to prepare a market analysis for you.

By value are you talking about the Zillow value? For the most part unless you live in a neighborhood of all similar tract homes then Zillow can be off by tens of thousands of dollars for no reason - and I know since I'm a certified residential appraiser. Although its a good source for broad market trends Zillow does a fairly inaccurate job of valuating property so if you really wanted to know your home's value check the comparables...
