wgb: I now understand your point, a fair one to make: We shouldn't necessarily compare the very worst Vancouver example with the very best from elsewhere. (So please forgive the tone of my prior post: I then believed you were pointing it out as an example of good value) Having said that, the arguably more representative example that you point out still stands up very, very lamely to the other ...

Also, owners don't necessarily want to live in areas where there are extra cars parked on the road or renters (no offense) are living. True, you can get an increase in revenue, however much appreciation in Vancouver is not ...
Johnny Horton wrote: Please stick to the thread topic. Anybody have any clue as to whether or not the higher density change has anything to do with the spike in prices. I've been thinking about this. I actually wonder if this is what's behind North Burnaby's hot market, since laneway housing (and suites) aren't legal there but it's close to the city. I know of one person who chose,...

I've heard previous estimates on cost to built at 200/sq ft (150K for a 750 sqft suite). Have now found an developer at 80-100K - although there are no plans on this site http://www.pendulumdevelopment.com/ plans for some nice examples can be found here - "design options" http://www.vancouverlanewayhousing.com/ anyone else see any different estimates?

What I can say is that I've never heard anything that he's played that if...
"DoDo1975" Answer it. You seem to have based alot on your assumptions on what the futre will bring. Admint you were wrong about what income it takes to borrow $500,000 and tell us what you think the probablilties are for interest rates. Stop being such a puss. yes, I used the CMHC mortgage calculator and 90K does get you 500K in loans. What's your point? I'd be willing to wager on how much interest rates will rise...
