Nathan, If these are in "Pacific Reef" Hutton Parade, The Entrance North then I think you've done well. I had a look at these over 12 months ago and there were some good deals even then, to be picked up. My major concern was the many, many (35) pages of building defects and the Supreme Court proceedings of 2006 in relation to them. Perhaps that has all been sorted now?

Where to start? That all depends on where you want to finish I guess. The usual place to start is to buy your own home. (PPOR) Build some equity then borrow against it to buy properly financed Investment Properties (IP's) What are your long term goals? Do you plan on having children in the next couple of year? wow - very exciting news. and makes one wonder that, with all the research over the years, no one has picked the connection up before. i know if i was an ms sufferer, it'd be saying "bugger the usa medical association" and booking the next flight to italy. when a disease as cruel as ms takes hold, then anything is worth a chance. hope he is right - and deserves the nobel prize in medicine.

You're completely missing property manager and insurance. And people usually factor the interest on the loan in there too. My expenses are only insurance ($35pm), council rates ($440pa), emergency services levy ($50pa) and the loan is P&I so I kind of ignore that one, but its considerably less than half the rent is. Property manager for me came to 20% of the rent so I decided there was no way in hell I was going to use one.

It's still a fairly busy road in my opinion. I'd suggest going there at 8am on a weekday to gauge the busyness. My rule of thumb is to avoid roads that are named after the suburb itself.

We purchased older brick stock in these areas. At the time (mid last year) the newer stuff wasn't yielding well, even when depreciation was taken into account. We could get the same net yield with a better location and higher land content with the older stuff. As a huge generalisation the newer stuff is generally further out of town and for the locals in Hobart at least that makes...

That's good news! We've known for a while this is the case, but it might mean that the RBA is signalling that they're in no rush to raise rates to head off house price appreciation.

I agree with you about those points. I see the same with people who buy expensive cars and holidays but dont buy a house because they percieve they cannot afford it.
I came back to Australia about 4.5yrs ago with less than $AU500 net assets (but with the asset of an aussie birth cert). For quite a while I was unemployed working casually then for most of those 4.5yrs I was on a below average...

I actually like renovating laundries as they are easy to do and you can gain a lot from them. Usuually, there is a lot of wasted space in a laundry and you can really tap into this.
The standrd configuration for a laundry has a standalone metal sink, a number of taps, a drain hole and thats about it. The metal sink usually doesn't last very long as they get kicked, go rusty, get all bent ...

A 'made up' Cat5 or Cat6 cable is called a fly lead or a patch lead for short ones. You can buy them in different meter lengths and straight through or crossover depending on your use.
Computer to switch needs straight through while switch to switch requires a crossover cable.
I agree that some store people just don't listen to a customer. You wonder why they are there half the time.

In a word - NO.
Their reward is that:
1. I repair everything that breaks (including the stuff that they broke but did not want to admit to)
2. I wear the risks of paying higher interest rates
3. I will pay the mortgage payments so the sheriff does not come and turf them out on the street
4. I supply a roof over their heads for 1/2 of what its costs me to provide
