I'm not a lawyer. I don't even fantasize playing one on TV. But... I think in civil court, you have to sue for a particular amount. Usually, that's the amount in property damages that is in dispute. So, if the entire furnace is broken, it may be worth the effort. If not, and the issue is only over a filter.... I don't think it will be worth the time and potential money over it. If you are uneasy about putting your money into an online institution, then you should consider opening an account with a local credit union. They often will offer better rates than a bank.

A lot can happen in 2 yrs. People are living under threats of losing their job everyday so I would say not to get too panicky at this point. My BIL hears this weekly and there are layoffs but until he is actually laid off, they are just staying the course rather than jumping to move. So, I think you have time and breathing room.

No, 3 months is not enough. Most people who lose jobs today are out of work
for longer than that. Suze Orman has been preaching an 8-month EF for as
long as I can remember. I think a minimum of 6 months should be everyone's
goal and ideally up to a year.

To tell the truth, we never upsized though it was repeatedly suggested to us to get a larger place.
At this point in time, I am extremely glad we didn't.
We live in out little cozy 1000 sq ft including a two car garage and keeping the place clean will never be too much of a problem (if I ever have time to clean anyway)

Nope. I would oppose changing the rules mid-way through the game. If people knew Roths would be taxed, they might not have used them in the same way. If they want to change the rules for new accounts, that is one thing but don't change the rules on existing accounts.
