consider the source of the article.....a left leaning publication. It paints a bleak picture but you have to look at the slant. The author said CA issued iou's because it was deep in debt. While the financial picture is not rosy in CA, iou's were in fact issued due to lack of an approved budget. CA is not a failure because poor people were lined up at the Forum for free health care. The same ...

Okay, I am sure I will reveal what a novice I am but here we go. As I mentioned our pm is handling our deal. I have a question regarding taxes and insurance. We have a mortgage that we will continue to pay. Our taxes are currently escrowed through the mortgage company. They have said they will not allow us to take care of these items ourselves. Some law in MS. I want to determine how the buyers ...

No, it's not a general waiver or lifting of the 90-day rule. It provides for an additional exception to the 90-day requirement but only for transactions involving a program for state and local government to rehabilitate housing and stabilize markets. But thanks for keeping an eye out for this issue. I'm having a problem with the 90-day rule right now. I was hoping this was going to solve it.

Thats good news. They need to raise it to 10%. FHA will be the next bailout candidate by the US taxpayer at this rate. Together, FHA and VA make up 90% of all the high LTV mortgages. How do we keep giving people loans with no "skin in the game"?

I think your best bet right now is to get into a lease purchase. Find an owner that needs/wants to sell his/her property but has not found a buyer or renter. Florida is full of so many deals right now, it is ridiculous! Basically you would lease the home from the owner for a set period of time and have the right to purchase the property anytime during the lease. You could also negotiate a ...
