If you decide to evict your tenants you should issue a section 21 notice requiring possession of your property, which does not need a reason. Forfeiture of leases is not a common event. I don’t think you have anything to fear in this respect. Simply deal with the problem at hand. Speak to your tenants in an enquiring manner. See if they deny/admit causing excessive noise. Judge from their good/bad dismissive/apologetic response whether any...

As a county court, this can't really be taken in absolute terms as a precedent as far as I know.
But then issuing S21 at the start of the tenancy is fairly commonly argued as a bad idea anyway.

When you agreed to use ICE you may have also agreed to be bound by its decision (read the TDS's T&C). So this might be a problem.
The consensus on this forum is that LLs should not use deposit scheme adjudication as it appears to unfairly favour the tenant. The adjudicators' knowledge of L&T law is also questionable.
Having said that, charges for late payment of rent, service of notices...

Well - that's for you to decide! You will know the rent you can obtain, the mortgage repayments you will have to make and then you should also allow for maintenance, Gas-Safe inspections, insurance and repairs. Last year, I got stung for two boiler replacements - one was an emergency, the other was planned but I was not expecting to have to replumb the entire central heatng system - total cost £6...

Perhaps we get the politicians we deserve.
The thought that 22% of Britons would seriously consider voting for the BNP (if this is a reliable statistic, which I suspect it is not), depresses the hell out of me and make me feel ashamed to be British.
The only crumb of comfort is that 78% would not .
I watched Nick Griffin squirm and lie his way through the programme and I thought ...

If you sign a new AST with both girlfriend & yourself, this will be a new (6 month) tenancy agreement, and will end the current AST - you cannot amend an existing AST, or have the same start date (as existing AST) in the new AST.
Is this something you were thinking about as an idea and have discussed with the LL?

What a bad idea to hand over responsibility for redecoration to a tenant.
Did you promise to pay her costs? If not, then she cannot ask you to reimburse her later.
Have you read this thread ? You'll learn what happens and whose nose is put out when tenants are allowed to work on their rented property and then find eviction is likely to boot.
I hope for your property’s re-lettable ...
