Riz, there is no regulatory requirement for the TIL to be signed, therefore how you "cure" the unsigned TIL would be a matter of your lending policy and procedures.

I am confused by the new rules. A customer goes to an ATM and withdraws cash when they have enough money in their account to do so. Checks that come in that day overdraw the account. Does the new rule prohibit us from charging a fee for that day since one of the items was an ATM withdrawal? I have the same question for a debit card transaction in place of the ATM withdrawal. I believe our ATMs deny a withdrawal if that withdrawal would put the...

Sibling already 'owns' the house. Same as one divorced partner buying out the other. We call them refis here to be consistent with giving the ROR. My Fed examiners agree with me on it. Dan calls them purchases and that works too. You just need to pick one and be consistent on all files that fall into this scenario.

If you are extending or renewing the loan, you cannot "grandfather". You could rely on the existing determination only if less than 7 years AND you're not aware of any remapping AND the original is on a SFHD form. Since the zone is changed, presumably there was a remapping and you have to use the new determination. I don't believe you have to have a new determination solely on a map revision ...

The answer to your questions are properly specific to the rules governing the type of garnishment in hand. The best source for answers is the issuing agency. In general, if you hold no assets, there are usually no further actions required other than indicating so and returning the required paperwork.

On Friday August 28, HUD issued an updated FAQ: http://www.hud.gov/offices/hsg/ramh/res/faqfinalre v4.pdf Question: With the new GFE is it fair to say that it is possible fees that are NOT APR related will be lumped into Block 1 Origination Charges? Thanks in advance!

something about it inhibits the movement of money in the economy - a disincentive to busiensses parking their money. i believe it was John B who gave a good rationale for this about 3-5 years ago.
