So the property owner is collecting $17,250 in rent PER MONTH. That is over $200k per year!! Owner is probably paying taxes of a SFD and drawing on at least four times more services (e.g. water, sewer, garbage) than the typical homeowner. Out-of-province buyers were responsible for 5% of transaction volume in 2008. The overwhelming majority of out-of-province buyers are from other provinces. I'm not so sure it needs to be so complicated, I rent because: 1) I think the market will go down. 2) Even though I had a 300k townhouse paid for, that 300k invested in dividend stocks (no leverage) gives me enough money to rent a 900k house. I looked at a sweet Brand new house on Eagle mountain yesterday, where my dividends would more than cover it. This house is listed at over 1 million. ...
