I think your budget for items 11, 12, 13, 15 are a bit tight. Overall I would say 40K is a reasonable budget to make an 2/2+1 Apt to be fully furnished for now. And it would be lucky if all your furniture can last longer than 3 yrs. Hope all these won't cost even more when VP.

Problem is my devil-friends are influencing me to consider Savanna, Bukit Jalil... also by Berjaya. And, more facilities... means +$$$!
I don't understand what you mean by the rental there. It's a little higher than AG (arena green), that's all.

RM50K as Rollsroyce pointed out will bring your cost to RM230K for a 600 sq. feet studio is very expensive. Plus its leasehold. Good thing is, it comes fully furnished and ready to move in. However, if you don't like the furnishing, you still have to come out with money for renovation.
Anyway, if you are willing to pay RM230K, you should consider Taman Desa. Not sure how many ...

I've been searching in this forum but couldn't find specific discussion about Sri Penaga in Bangsar, probably because it's more than a decade old.
