Perkiomen (Collegeville), Methacton and Owen J. Roberts (Pottstown) schools are supossedly all very good. Lots of my friends live in the developments in Collegeville and love it there - lots of families and kids, working to middle class sensibilities...my kind of people! Close to the R5, check out the Strafford Apartments. They are nice, wlel priced, and a GREAT location. Also, if you need a cheap renters policy send me an email. They are less than 100 a year with my company.

You're forgetting to mention centers of rot in Jersey. I don't know that side of the bridge as well but certainly the rot of Camden is spreading out into Pennsauken and there are plenty of faded towns in Jersey, among which are Willingboro, Runnemede, and Lindenwold. I rent in Phoenixville with my wife and young baby (we're in our early 30's, our situation is somewhat similar to yours). We loved the neighborhood bars and non-chain scene, which is why we gave Phoenixville a try. The reason the law was changed in the 90's was to protect the agent and notsomuch the consumer as real estate agents were being sued by sellers they had never met with claims that they were injured financially by an agent representing a buyer.
