Silverfish are harmless - no health hazard per se. They do, however, like to munch away in the dark, on wallpaper paste, glue in book bindings, your breakfast cereal etc.. Keep the property heated and properly aired, properly clean out the kitchen cupboards and put all dry food stuffs in to plastic containers or tins. The criteria is usually some level of overt desire to get on the housing ladder without realising that shared ownership schemes prop up insane house prices which in turn keeps the house prices insanely high. Shared ownership = yuck. You'd never buy half a mars bar would you. And you'd never dreamed of only owning half a house when you were a kid. The system and house prices suck. save and wait.

Well, the daft sod can't increase the rent either during your 12 month agreement unless the contract specifically states that it can be reviewed. Is there anything in the agreement to this effect? I suspect your landlord may not know what they are doing. Do not agree to anything either verbally or in writing and please come back once you've received that notice in the post.

An S21 is regarded as a 'no fault' notice - the landlord does not have to give a reason for serving the notice. Did you report the problems you experienced to the local council environmental health department or Police? Landlords are not necessarily responsible for resolving neighbourhood issues, such as noisy neighbours and anti-social behaviour anyway. As the others have said, if the landlord supplied it then it's his responsibility to get it fixed. They are supplied, they are not a "bonus" and the LL can't try to suggest they are. Just contact your LL and he'll probably be really good and have a little man there asap.

I'd have thought that you should each have a lease as well as the share of freehold. It will be the terms of the lease that state how costs of repairs are split - this is not necessarily according to the % of freehold you each earn. What does the lease say?

Buildings insurance does not pay out for things that occur as a result of a gradual deterioration in the condition of a property, so unless you can show that e.g. storm damage caused water to get in that wouldn't have done before, you are going to have a job claiming on buildings insurance.

Went to an open viewing today on a property in Sheffield that needs complete renovation. Its in a very desirable area. There were about 50 people viewing this afternoon and the agent told me another 30 booked tomorrow plus whever else just turns up! So I think I will be looking at the joy of sealed bids.

Entitled to money? I'm not sure about that: there are ways to try and get the landlord to address the damp issues but I believe you've gone past that point now.
They want you out and you want to go so I say just get the heck out of there as soon as you can

I would try and persuade you NOT to think of becoming an amateur landlord without doing a HUGE amount of research first. It's a potential minefield for the unwary an dthe legal obligations are honourous.
Have a read of some of the nightmare stories on landlordzone if you'd like an education. Or stick around here for a few weeks and read some of the threads on here about what the risks can ...

I'm not sure about this - is Leeds Student Homes the Letting Agent or the Landlord? Whose name was on the tenancy agreement, that is, I think, the person you need to target.
I'd start by writing a letter before action, something like:
Letter Before Action
Dear Mr X,
Please return my deposit of £x which was held against the property at <address> within 7 days or we will begin ...

There are no rules to this. Depends how much you want this house. How long you're willing to wait. How open the vendor is to the idea of moving out before buying etc etc.
No one can give you a timescale.

he cannot issue you with a section 21 notice ( notice to quit) unless he can produce the deposit certificate - the court will simply throw out his case.
When the currentn contract was signed, he should have depositied your defposit it in a scheme at that time. You may be able to take him to court for 3 times the deposit - but there are a number of conflicting court rulings on this.

Generally, these sorts of tenancies mean that you are jointly and severally responsible for the entire rent, so if bolting flatmate doesn't come up with their share the remaining tenants will be expected to come up with it. Your only recourse is to then chase bolting flatmate through the small claims court for their unpaid share

To check criteria, you'll need to see what guidelines your local authority have set out-it's different everywhere. There are different providers for different areas, so have a quick google of something like " shared ownership provider + place name" and that should help. Your local authority may also have a list on their website, so that's worth a look. Not sure about mortgages I'm afraid! Check ...

The admin fee goes to the letting agent NOT the landlord so you cant round it up on to the rent.
Part of the fee will go to checking your references with an external company, this is not free, the cost of drawing up the lease, the agent will also be charging for time as you mentioned visits to the property, would you work for free?

Pleased to report we accepted an offer today (after a little haggling) from the couple who came as 2nd (or 3rd) viewers. We are very pleased with the outcome as they are a lovely couple who will get on well with our neighbours.
So now it's back to looking at houses for us to buy - got a viewing lined up on Monday on a property we saw about 4 weeks ago.

I live in a house split up into 4 flats. I have a share of the freehold and I am a director of the management company. I wish to install a satellite dish to receive TV and have as it state in the lease approached and emailed all parties. On of the flats has said they have no objections however the others say they would not like the look of it from there gardens as they fell it is an ugly thing...

I don't think you really could, you'd have nothing left for anything like an emergency and you wouldn't have any money to do anything. I'm not even sure you could cover your bills with that amount. Have you looked at house shares? You get to move out and have your own space, but it's a lot cheaper and your bills are often included so it's easier to budget.
