It should still be marketed at around the going rate. I have just bought a repossession - been on the market since February - my offer of 15% below AP was accepted. The last one we bought before that we paid 14% less than asking. Both had 'issues'. If it has just hit the market then you will struggle to have an offer that low accepted - it's likely at the least to be referred back to the lender.

Sorry - very hard to understand the position from your post. I assume you are a landlord with an obligation to provide a safety certificate? Quote: the new gas safety certificate says "Next safety check due within 12 months" What is the date on the certificate? If it is within the last 12 months, what's the problem? If it is more than 12 months, then get a new one!

Yes its your sale he's making hard but at the end of the day its still his house until you buy it. Its obvious he doesnt want to sell. The ex is probably being harsh about it, you're being harsh about it and im better he has absolutely no support at all. I know you're not concerned about his welfare at all but as its all tied into this you need to at least acknowledge it. Maybe the divorce wasnt his fault, maybe the lost job...

Just to warn you, brit is a hater of all shared ownership/equity schemes. Please take any advice with a pinch of salt, he(she?) is desperate for a crash, as they want to buy but can't afford to, so just screams a crash will happen constantly in the hope it will influence people. He has as much idea of what is happening in the housing market as the rest of us - i.e. none whatsoever. Look at some posts in the house price debate forum...

Is the property is England or Wales and, if yes:
(a) did you scheme register the tenants deposit *and* give her the scheme's prescribed information?
(b) do you have an inventory in place signed by both you and your tenant at the start of the tenancy?

I would wait for your purchasers solicitor to bring this up, you never know your buyer may be willing to split the cost of the policy with you or it may never get noticed.
Chiny you have to be a bit careful here whilst an indemnity policy covers against the costs of the covenant being enforced, it doesn't prevent it being enforced. So whilst it won't cost you anything to have your nice new ...

Pleased to report we accepted an offer today (after a little haggling) from the couple who came as 2nd (or 3rd) viewers. We are very pleased with the outcome as they are a lovely couple who will get on well with our neighbours.
So now it's back to looking at houses for us to buy - got a viewing lined up on Monday on a property we saw about 4 weeks ago.

Our old Landlord decided to sell, and the latest AST that we had signed had gone past the 6 month point and I think he gave a months notice, but actually let us stay in the house for a bit longer until we completed on the house we were purchasing, but he was a very sound landlord, one of a kind!

If you buy a house outright with cash then you have borrowed nothing, hence there is nothing to pay back, so, no mortgage. Off course there will be fee's incurred all the same ie: solicitors, surveys etc.
If you have that type of cash i would certaintly put it in the best instant access savings account you can find. Good luck

I don't see why how long the person has lived in the property should affect your mortgage offer but I am sure someone will be along in a minute with an answer. The mortgage will be issued on the basis of the valuation.
You say you are moving for the second time in the same year - has your old deal expired with the sale of your property or are you porting your existing mortgage?

The sellers have changed their minds - that's not Gazumping.
However, both are probably quite common at the moment:
Sellers pulling out: they feel that they are selling too cheaply in a 'rising' market, because they yearn for the boom times.

LL would have trouble evicting you.
Having said that, I'd be furious - certainly wouldn't renew your contract. There'd be a very negative LL/tenant relationship for as short a period as possible.
Be honest.
ps it's not just 'damage', it's also smell. Sorry, however 'clean' a dog is kept, the furniture always smells after they've gone.

Tough choice
I'm having issues being one for my sister, I'm stuck as it til she moves out! You could get royally shafted, if she so wishes. But its your own child, so what do you do? Find one that does not roll over after 6 months, so you are only liable for a short period, if at all possible.
