If you have a spare morning or afternoon head down to Dublin City Council and go to the planning desk Explain to the nice ( they are actually ) counter staff that you would like to inspect a few recent applications in your neighbourhood for ideas . Also try to see if a name (or names) of architect recurs .

Not all advice is good advice and bad advice can certainly cause alot of problems with your build. It's best to be objective about what advice you take onboard, but at the end of the day you are hiring professionals to do a job and that should also be factored in.

sub floor / screed

I just poured a 100mm finished floor with no subfloor, under the floor I have 300mm EPS 100 in 3 layers of 100mm with staggered joints. 1200 gauge polythene damp proof membrane/ radon protection went under the top EPS layer. I also had to install all hot and cold water pipes, radiator pipes, cables for kitchen island lighting, waste water drainage, 4 inch pipe for toilets, etc under the top layer of EPS so I had to plan for radiator positions...

Hi Dave Just a word of caution. Flex adhesive although used on wooden floors which flex is mainly designed to allow the tile to flex and not the floor. I doubt any adhesive will work here so what you can do if you manage to get the tiles is silicone them down and use grout with plenty of admix to make it flex. A tiler will explain better but ufor the type of movement in a concrete floor is to large for adhesives. Sorry for the troubles dave

I would at the very least tape up the edges of window and door frames, to reduce uncontrolled ventilation/ heat losses. IMO this is worth it.

You can go to 220mm max so if the change was 440mm, 2 steps would do.

Reading your post makes no sense, I think you are referring to the well as a pump and to the water pump as a pump. Anyway, if location is a problem just put a submersible pump into the well and, yes, insulate the pipework to the garage, where you can house the pressure vessle. Note: do not name a company or product here, you're new so you dodged a bullet this time, so to speak.

Yes there are minimum distances that the system and percolation area have to be located away from a house, road, open drain, piped drain, well etc etc. You will need to apply for planning permission for this and part of the process will be having a site assessment carried out. depends what your building on top, ie block or stud. It will increase the shear strength of the slab. Check out the typical construction details on the manufactures website such as breton, and follow their recommendations

The insulation should be fine but you would need to get rid of all the rainwater before pouring the concrete. Give Xtratherm a ring first thing in the morning and ask to speak to one of their technical reps and take advice from them. Edited
