Developer changing the rules, it goes hand in hand with maintenence fees, they have too much control. I agree with pretty much everything said in this thread.

I also voted for developer changing the rules, but it didn't quite match my biggest gripe, which is the difficulty in exerting any influence on the running of the resort owned. Board is controlled by developer who can do what they want. Getting elected to the board is not easy--I have tried. Board will not provide a list of owners saying it's confidential, so it's difficult to organize and get anything done or changed.

There is an endless array of destinations and possibilities. I now have the opportunity, and the motivation to travel more than I normally would. And at a reasonable cost. For that reasonable cost I get upscale accomodations rather than a rectangular room with 2 queen beds.

You don't need either of the stated options for the resort to be 'Owner Controlled'. A simple majority of owners, with voting rights, on the board would do the job.

I voted for the closest thing to the real problem with timeshares. The owner seldom has control. The developer keeps it to wring every red cent they can out of owners.

Welcome to the club.....every six months or so we are deluged with calls.....and tell all of them we are on the do not call list. They stop for awhile and then it starts up again. We are about due for the cycle to begin again.
I suggest you report the companies to the gov's do not call complaint web site.

As a former customer, I haven't seen anything at Holiday at a price I would buy in years. Lots of turnover in people and I also don't get the calls I once got on new inventory.

I do not believe that II allows rentals of their exchanges. Doing so could cost you your membership....You are entitled to give away your exchanged week to a friend, or relative for free. I believe that it's OK for them to cover the cost of the guest certificate, and the exchange fee, if that helps.
