Good example. For me, it's slightly simpler... 12 months X ( Monthly Rental - Monthly Loan Payment - Mthly Maintenance - Mthly Property Tax) / (Total Downpayment + Stamp Duty + Legal Fees) = YIELD E.g (rental income of $2800 for a $500,000 property) 12 X ($2800 - $1600 - $200 - $200) / $100,000 + $9600 + $3000 = $9600/$112,600 = 8.5% YIELD Even at $2500 rental income, the yield is about 5%.
