I too loved the 'blog'...thanks Eric!... but to be honest, we have had a Saniflo system (for loo, washbasin and shower) in a loft floor shower-room in a house we rent to 6 students, for the last four years and it's not that bad. N5B - costs claim

If you've already submitted Form N5B (included in document bundles) to Court and they have replied, then I don't believe it can be changed. Any request to order the defendant(s) to pay the costs of the claim, should have been made in section 10 of N5B, prior to submission to Court. You may be able to make a separate claim for costs, via small claims procedure.

As a county court, this can't really be taken in absolute terms as a precedent as far as I know.
But then issuing S21 at the start of the tenancy is fairly commonly argued as a bad idea anyway.

When you agreed to use ICE you may have also agreed to be bound by its decision (read the TDS's T&C). So this might be a problem.
The consensus on this forum is that LLs should not use deposit scheme adjudication as it appears to unfairly favour the tenant. The adjudicators' knowledge of L&T law is also questionable.
Having said that, charges for late payment of rent, service of notices...

As far as I am aware, provided your AST makes your tenant liable for water payments and you notified the water company of this when your tenant moved in then you are not liable. The water company is trying to take the easy option which, I believe, they should not be doing.
I recently rented out a property to a tenant and got sick and tired of the appropriate water company telephoning me to ask ...

If you sign a new AST with both girlfriend & yourself, this will be a new (6 month) tenancy agreement, and will end the current AST - you cannot amend an existing AST, or have the same start date (as existing AST) in the new AST.
Is this something you were thinking about as an idea and have discussed with the LL?

Myself and my 3 fellow tenants are currently experiencing some difficulties with our landlord and would very much appreciate and help or advice anyone on these forums.
We have had minor problems since moving in, to do with things we have needed doing/ repairing and the landlord being either very slow, accusatory and intimidating about the defects or not doing anything at ...

What a bad idea to hand over responsibility for redecoration to a tenant.
Did you promise to pay her costs? If not, then she cannot ask you to reimburse her later.
Have you read this thread ? You'll learn what happens and whose nose is put out when tenants are allowed to work on their rented property and then find eviction is likely to boot.

Assuming no rent is owed (and T's are unreasonable to your requests), best approach to remove T's is to serve a valid s.21(1)(b) notice*. This will give T's a minimum 2 months notice to vacate. If they have not done so by notice expiry, you will need to apply for a Court Order to gain possession of the property. Timescale to possession: up to approx. 3 months from date of notice service.

Depends. The AST presumably prohibits T's sharing occupation; so as L you could treat the arrival of the "partner" (X) as a breach.
Alternatively, you could tell T that:
a. you'd agree; BUT only if
b. T + X sign a new AST making them joint tenants (and so jointly and severally liable for rent and obligations).
The problem with this latter idea is that it involves a new letting and therefore ...
