At first blush, you would think that smart people like doctors, dentists, etc would not need a "lease coach" like Willerton to help them. On second blush, these professionals are very busy doing their professional thing full-time. What seems easy to a seasoned real estate pro would take some serious learning time for a novice. Or, looked at another way, I wouldn't want my cavity filled by a real estate broker. msg 7511

Thanks, I think that helps on the FFO question and I certainly agree that cash is king. The main issue is trying to find the ones that can maintain or increase distributions. Regarding NAV, I was taking a more basic approach than the accounting methods. I agree book value is a nebulous number at best. My question really revolves around what the entity is worth, i.e if you sold all the buildings, paid off the debt, what are you left with per...

One of the interesting aspects of this tax is how it is the biggest tax in history and no one seems to be aware of this. It is a completely regressive tax that will raise costs on virtually everything including the most important thing FOOD. Of course it will reduce our GDP. ...

We are getting too close to the time when all trusts will most likely be forced to change their structure, and it is very risky buying any that have not already done so, or at least verbally promised to maintain the payouts. Far too many have blindsided ...

Its politics as usual in Washington, with the two big federal timebombs back in the business of taking unusually high risks to appease the politicos. "Come on in. If your house is worth $100,000 we'll give you $125,000." No Countrywide is not back. Fannie Mae and Fredie Mac are now refinancing mortgages at 125% loan-to-value ratios in an effort to restart the housing market. The noble ...

Maybe its the fact that diesel pops out of refineries and it's apparently in oversupply. Noticed last year that diesel was priced well above gasoline at local gas stations, now it's below. Last year refiners were in a rush to change their product mix to more diesel, which was being touted as the new world fuel. =========== U.S. Diesel Supply Climbs as Goods Orders Slip: Chart of Day ...
