It will be interesting to see what CIC attributes will be in demand and set pricing. We're a Flat Fee Lender so loan amounts, interest rates, don't matter to us. And since were a Broker we're 100% transparent and disclose Yield Spread Premium or Discount Points to all our clients.

Gregorio - you clearly misunderstand what we mean by "no personal attacks and insults." Let me try to explain it. To say to another person; "you are paranoid and defensive" is a personal insult. You're welcome to type the words "paranoid" and "defensive" all you like - but when you resort to name-calling you cross the line. yes, they said $0-200... and google charges 120 per click and that our model is substantially more valuable because every contact is a potential sale really, where could you have gotten such a narrow range from?

Ray, I think you are making my point exactly. You said "For me, and just about everyone that I know...expect $1200 in marketing costs for every closed loan." I am not debating marketing costs to close a loan, what I was saying is that the cost to the consumer on ZMM will go up overall since consumers will now be paying higher rates and fees to ZMM lenders in order to cover the costs of the new pricing.

Rudi is correct. Lender reviews are only for borrowers who have contacted lenders through Zillow Mortgage Marketplace about a quote they received for a loan request they have submitted.

Basing taxes off prior owner for purchase in CA is very irresponsible lending in my opinion. As mentioned, due to Prop 13, you can have someone who sells a house with a tax rate of 600 per year and the new buyer will be 10,000 per year.
