OP...regarding Nassau...did you look at Levittown? You can get stuff for low $300's there, probably fixer-uppers but you could. Might be worth checking out...it's a good affordable neighbourhood. No basements though.

The lowest I've ever heard of anyone paying for a home based day care center is $40 per kid. As others have said, you'd better up your liability insurance.

If you're opening your own place in your home you ought to be interested in the cost of liability insurance, licensing, background checks for employees, etc. as well.

I don't know where you would go for service. How many companies on LI service natural gas boilers if they don't sell the gas too? Maybe you can luck out and find a person who used to work for KeySpan, etc.? Or someone who works for the gas provider in NYC who wants to earn money on the side? People with oil heat can use their oil supplier or another one since there is competition ...

Well, the LIE used to end at exit 64. I consider the east end to be any of the five eastern towns. I started my life in Queens, then moved in 1967 to Smithtown, 1972 to Lake Ronkonkoma and been in Southampton since 1985. My pet name for the Shinnecock Canal is "the water border". This was instituted before anybody heard of waterboarding!

I can't speak for Commack so I won't. Kings Park -- I've spent some time in the area and noticed that there are some African Americans in the area, but not many. Smithtown is known for being very white. Schools in both are good. Selden will offer more in the way of diversity, but not in potential resale.
