Monthly Dividend Payment = $368 (IA Clarington Canadian Dividend Fund, Series A) Monthly Interest rate on interest only loan = $227 (5.45%) $4416 - $2724 = $1692.00 So the $1692 isn't taxed since it is income from dividends and I can claim the $2724 I paid for the LOC for a tax credt at end of year. Their web site shows 5 yr cd rates at 3.6% (the same as Achieva) but they don't show what their 5 yr mtge. rate is. The lowest 5 yr mtge rate (posted) that I saw after a quick look was 3.90 at ING. However, one cannot just look at the 5 yr in isolation and if you did, the numbers just don't seem to work. The same applies on the demand side of things. You are confusing putting savings into an investment with spending money buying insurance (which is an expense). Insurance products are purposely developed to include some of both so that most people have no idea what the cost insurance is, or what the return from the investment is.
